The FORE team focuses on working with industry leading architects, engineers and general contractors; providing representation and guidance for our clients during the site selection, due diligence, site planning, and budgeting stages. FORE will competitively bid the project with a general contractor to ensure our sub-contractors are skilled and qualified to complete the project on time and on budget.
Our investment approach is simple. Our focus is to acquire quality real estate in small to mid-tier markets. We aim to create a diversified portfolio of free standing commercial properties with credit tenants and long-term leases. Lastly, we view each project independently which allows us to be creative and flexible when it comes to debt and equity financing.

FORE Development + Investment was established in 2016 with the goal of developing and acquiring quality real estate assets in small to mid-tier suburban markets. Brothers Dan and Tom Klister combined have worked in various segments of the industry including development, brokerage, property management, construction, and valuation.
Prior to starting FORE, Dan worked as a tenant-rep broker at Mid-America Real Estate in Milwaukee, WI helping represent tenants such as Starbucks, AT&T, Panera Bread, 7-Eleven, Dollar General, and Chipotle. He later relocated to Denver, CO to take a development and acquisitions position at Verdad Real Estate. While at Verdad, Dan worked with retail clients including Hardee’s, 7-Eleven, Starbucks, and Taco Bell.
Dan graduated from Marquette University with degrees in Real Estate and Finance.
Prior to joining FORE, Tom was a Financial Analyst at Ernst & Young in their Transaction Real Estate practice in Chicago, IL. Tom helped serve various types of clients including private equity companies, REITS, and other financial services firms. He has assisted with numerous valuations for various property types including retail, office, industrial, and health care.
Tom graduated from the University of Wisconsin-Madison School of Business with degrees in Real Estate and Finance, Investment, and Banking.
Jack joined the FORE team after serving as an Analyst at Stan Johnson Company in their Chicago office. Jack worked with multiple investment sales brokerage teams in the underwriting, analysis, and marketing content creation for several retail, office, and industrial net lease assets across the country. Prior to Stan Johnson Company, Jack worked as a brokerage assistant for Newmark Grubb Gialamas based in Madison, Wisconsin.
Jack graduated from the University of Wisconsin-Madison School of Business with a degree in Real Estate & Urban Land Economics.
